  • Tell me about pool heating - how does it work and what does it cost?

    Pool heating is offered complimentary up to 80 degrees. Pool heat can be increased to 86 degrees for $25 per day, weather permitting. Pool heating is billed for the full stay. 



    How Pool Heating Works:


    Main pool heated to 78-80°F for comfortable swimming


    Spa/hot tub reaches 100-102°F for relaxation


    Eco-friendly heat pumps operate on timers (typically 8 AM - 8 PM)


    Pools naturally cool 3-5 degrees overnight when air temperature drops


    We recommend adding additional pool heating in October through April (Florida's "winter" months)


    Important Climate Disclosure: Florida heat pumps cannot operate effectively when air temperature drops below 55°F. This is a limitation of physics, not equipment failure. Cold weather does not constitute grounds for refunds, but we'll credit future stays when possible.

  • Are there laundry facilities at the resort communities?

    Each home has a private washer/dryer, so no need for community laundry facilities.

  • Are there any additional fees? What's included vs. extra cost?

    Extended check-in/check-out are billed at 50% of the full nightly rate.

  • How do I access my vacation home? What if the lock doesn't work?

    Our  Keyless Entry System is used on all vacation homes to ensure a hassle free experience. 


    24 Hours Before Arrival:

    • Receive unique 6 digit door code via text message
    • Message with detailed check-in instructions and digital guide book
    • Backup contact numbers for 24/7 assistance

    Upon Arrival:

    • Enter code on front door electronic keypad 
    • Code works for entire stay and expires automatically at checkout
    • No keys to lose or return!

  • What's the check-out process? Do I need to clean anything?

    Simple Check-Out (You Do):

    • place all trash in 13 gallon trash bags
    • Throw away trash bags in outside bins
    • Turn off all lights and lock door behind you

    If you feel inclined (though not required) please:

    • Strip beds and leave linens in laundry room
    • Start dishwasher if you used dishes (detergent provided)

    We'll take care of the rest!

  • What's your smoking policy?

    All Orlando Resort Homes properties are 100% smoke-free indoors for the health and comfort of all guests.


    Smoking is strictly prohibited on private property premises:

    • Inside the home (all rooms)
    • Screened-in pool enclosures
    • Garages or covered porches
    • Near open windows or doors

    Violation Fees:


    $500 smoking fee. Additonal professional odor removal costs if required. 


  • Can we host birthday parties, family reunions, or celebrations?

    What's Encouraged:

    • Birthday parties for children and adults
    • Family reunions with multiple generations
    • Anniversary celebrations and date nights
    • Holiday gatherings

    Celebration Guidelines:

    • Respect maximum occupancy at all times (safety requirement)
    • Quiet hours: 10 PM - 8 AM (city noise ordinance)
    • Daytime pool parties welcome 

    What's Not Allowed:

    • Loud music after 10 PM
    • Excessive drinking or disorderly conduct
    • Damage to property or furnishings
    • Disturbing neighboring properties

    Yes! We provide basic pool noodles, but feel free to bring your favorites. Storage space available in pool areas.

  • What's the best way to get groceries during my stay?

    Instacart and Amazon Fresh deliver to all our properties. Publix and Target are within  a few minutes of every home.

  • Do you accommodate special dietary needs?

    Yes! Our grocery service can pre-stock gluten-free, vegan, keto, diabetic, or allergy-friendly foods.

  • What if I lose the door code or my phone dies?

    Backup lockbox with physical key at every property. Also text from any phone or call our 24/7 line from a neighbor's phone.



  • Can I use the grill? Do you provide propane?

    Yes! All outdoor grills come with full propane tanks. Basic grilling tools provided. Just bring your food!

  • What's the WiFi password?

    Wifi information is  provided in the digital guidebook included with your stay. We will also message you with the details prior to check-in.
